What is an emergency repair?

This is a repair where a quick response is required in order to prevent death or injury to customers, visitors or the public; or where serious problems may be caused. Serious problems include a health hazard or situations where a lot of damage is likely to be done to the property.

Typical jobs include:

  • Total failure of electrical power and/or lighting
  • Serious leaks in the water systems and /or roofs where the tenant cannot control the leak well enough and there is a danger of damage to the property or the household belongings or both.
  • Gas leaks. If you smell gas, immediately report the problem to the National Grid on the national gas emergency line 0800111999. You must do this by law. A gas fitter from the National Grid will call out and will advise you what to do next.
  • Total loss of heating/hot water. Please note this is only an emergency during the winter months, between 31st October and 31st March. At other times we will attend within 3 working days.
  • Gale/storm damage to main buildings when life or property are in danger.
  • Blocked toilets where the only toilet cannot be used or drains are blocked and where sewage is overflowing from the manhole.
