What is an emergency repair?
This is a repair where a quick response is required in order to prevent death or injury to customers, visitors or the public; or where serious problems may be caused. Serious problems include a health hazard or situations where a lot of damage is likely to be done to the property.
Typical jobs include:

Total failure of electrical power and/or lighting

Serious leaks in the water systems and /or roofs where the tenant cannot control the leak well enough and there is a danger of damage to the property or the household belongings or both.

Gas leaks. If you smell gas, immediately report the problem to the National Grid on the national gas emergency line 0800111999. You must do this by law. A gas fitter from the National Grid will call out and will advise you what to do next.

Total loss of heating/hot water. Please note this is only an emergency during the winter months, between 31st October and 31st March. At other times we will attend within 3 working days.

Gale/storm damage to main buildings when life or property are in danger.

Blocked toilets where the only toilet cannot be used or drains are blocked and where sewage is overflowing from the manhole.
