Right to Repair Compensation
Your Right to Repair Compensation
There are some small, but urgent types of repairs that carry with them the tenant's 'Right to Repair'. If the first contractor does not do the repair on time, you may contact Dale & Valley Homes and ask for another contractor (chosen by Dale & Valley Homes).
Dale & Valley Homes will contact the second contractor and give them the work with a new finishing date. If the second contractor also fails to finish the work on time, you will receive compensation of £10, plus £2 for every day that is left unfinished, up to a maximum of £50. You should make your claim in writing to Dale & Valley Homes.
The compensation payment will not be made if:
-
the repair is not the landlord's responsibility;
-
the repair costs more than £250;
-
you have informed us that you do not wish the repair to be completed;
-
you have not given access for the inspection or work;
-
work under the scheme would break the terms of a guarantee;
-
there have been reasons for delay which are not the contractor's fault (e.g. very bad weather);
-
these are routine repairs that are already part of the council's normal maintenance programme.
