Introduction

Dale & Valley Homes recognises that neighbour nuisance, quality of life issues and anti-social behaviour are important issues to our customers and those who live in our communities. There is a specialist tenancy enforcement team which investigates cases of anti-social behaviour and harassment.

The aim of our tenancy enforcement service is to deter and act against anti-social behaviour relating to breaches of the tenancy agreement. We want to ensure families and individuals living in and around our neighbourhoods have the quiet enjoyment of their homes and respect other people's right to the same thing.

We are committed to challenging all kinds of anti-social behaviour from noise nuisance to the consequences of hate crime and discrimination.

Dale & Valley Homes' objectives for the tenancy enforcement service are:

  • To prevent anti-social behaviour by ensuring all new and existing tenants are aware of their rights and responsibilities under the tenancy agreement.
  • To enforce the tenancy agreement by taking all necessary steps, including legal action, against perpetrators of anti-social behaviour.
  • To rehabilitate perpetrators of anti-social behaviour who wish to amend their behaviour by working with them. We will help them discover suitable ways of sustaining a tenancy and conforming to the tenancy agreement.  
  • To support customers experiencing anti-social behaviour by offering victim and witness support packages appropriate to their needs, including referrals to other support services and agencies. 
  • To reassure customers by ensuring they are aware of all our policies and procedures and the work we are doing to prevent and tackle anti-social behaviour.
