The
council owns almost 19,000 homes across Durham City, Easington and Wear Valley. Although they are the landlord one of three housing
organisations provide their tenants with housing services on their behalf. The
organisations are:
· Dale
and Valley Homes - providing housing services to 4,300 tenants living in the Wear Valley
area;
· Durham
City Homes - providing housing services to 6,100 tenants living in the Durham City
area; and
· East
Durham Homes - providing housing services to 8,500 tenants living in the East Durham area.
The
Council is the largest social landlord in County Durham,
owning around 40% of all social housing.
At
the end of 2010 the council asked Savills surveyors to look at the condition of
their housing stock. Savills found that:
§ The
homes managed by Dale & Valley Homes and Durham City Homes have benefited
from sustained investment in improvement.
§ The
homes managed by East Durham Homes need a lot of investment over the next five
years.
§ The
council needs to invest around £797 million over the next thirty years. This
works out to around £40,000 per home.
§ The
need to invest in homes falls at different times over the next thirty years.
